Residential Lettings & Property Management
When you choose an agent to manage your property we know you want to deal with a reputable and competent company. That's why Bothams is proud to be a member of the Association of Residential Letting Agents (ARLA) and the Royal Institution of Chartered Surveyors (RICS) and bound by their respective codes of practice.
We offer a bespoke management package tailored to your individual requirements, for both UK and overseas landlords, including:

RICS Surveys
When purchasing a property either as a new home or an investment, we appreciate that this is likely to be one of the largest single purchases made by many. It is therefore essential to take suitable advice on the property before committing to such a purchase, and we can offer or arrange a Level 2 Homebuyers Report which combines a detailed standard inspection of the property and report carried out by one of our Chartered Surveyors who is licensed for this service with the Royal Institution of Chartered Surveyors (RICS). The format of the report is easier to read & understand and being generally low on jargon. It is less comprehensive than a Building Survey but much more comprehensive than a simple Valuation.
A Level 3 Building Survey provides much more information than a Homebuyers Report with the Surveyor looking at the complete property and giving a detailed opinion regarding the state of the building. The report is particularly suitable for older properties or properties which have had major alterations over the years, or properties which appear to have specific problems that need further investigation. Although the Building Survey is more expensive, it gives you ultimate peace of mind when you are making one of your biggest of life purchases.
Energy Performance Certificates
Energy Performance Certificates (EPCs) are needed whenever a property is built, sold or rented, and must be ordered before you market your property to sell or rent.
An EPC contains information about a property’s energy use and typical energy costs, recommendations about how to reduce energy use and save money; an EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.
To undertake an energy assessment a site survey is required, during which the Domestic Energy Assessor (DEA) will need to access all parts of the property, externally and internally, drawing floor plans, making notes on various details of the property (to include construction, heating system, type of windows/doors, loft insulation etc.) and taking photographic evidence of the elements to be included. The industry is highly regulated and Domestic Energy Assessors (DEA) are regularly audited to prevent erroneous EPCs from being lodged, and ensures that the EPCs produced are accurate, and so photographic or documentary evidence, must be available for any elements to be included within the assessment.
A survey can take between 30 minutes to 90 minutes depending on the size and complexity of the dwelling being surveyed.
